In Palms, the wrapping has come off at Helio's Venue development, the latest addition to the growing canyon of podium-type apartment buildings lining Overland Avenue.

Located on a T-shaped property located at 3664-3688 Overland and 3667-3673 Keystone Avenue, the two-building complex consists of eight- and five-story structures that will feature a combined total of 205 one- and two-bedroom apartments and 3,000 square feet of street-fronting commercial space. Parking for 106 vehicles is provided between the two buildings.

The project is designed by Reed Architectural Group, which closely resembles conceptual renderings depicting contemporary low-rise structures. Besides housing, the apartment buildings will include on-site amenities such as a fitness center, a rooftop deck, and a swimming pool.

Completion of the Overland Avenue building is on pace to occur this year, while the Keystone building is already advertised for rent.

Helio, previously Oakmont Capital, has built numerous multifamily residential developments in Palms, including Arya, a 119-unit apartment building with commercial space now rising across the street at 3565 Overland Avenue.

The Overland Avenue site also neighbors The Roy, a smaller mixed-use apartment building which opened in 2018, and The Jagger, a another apartment complex with ground-floor retail space which is now under construction.
