After a couple years of quiet in Warner Center, developer Balaciano Group is primed to begin work on its latest multifamily residential complex.

Fencing now encircles a property located at 6160 Variel Avenue and 21010 Erwin Street, where Balaciano has approvals to build a seven-story structure featuring 263 apartments (including 31 live/work units) above a large parking structure. Additionally, the project is to include more than 51,000 square feet of non-residential floor area, which could include the live/work units, a maximum of 10 hotel rooms, 10 commercial spaces, approximately 13,500 square feet of office space, and roughly 6,500 square feet of lobby and leasing office floor area.

While Newman Garrison + Partners provided the entitlement design for the project, permits now indicate that TCA Architects is designing the project.

The project, called The Q Erwin, is the latest in a string of Q-branded projects from Balaciano Group in Warner Center, following the Q Variel, the Q Topanga, and the neighboring Q De Soto development.

The site is located a short walk to the east of the former Promenade shopping mall, which was recently cleared to make way for the first components of a $10-billion mixed-use village centered on the new headquarters and practice facility of the Los Angeles Rams.
