Wood framing rising for mixed-use project at 5843 W. Pico Blvd.

One year since our last update, wood framing is starting to rise for mixed-use development of the former site of Walgreens at Pico Boulevard and Fairfax Avenue.

The project, which is being developed by Giltner Realty Advisors, is located at 5843 W. Pico Boulevard, and will consist of a six-story structure containing 48 apartments above a single level of ground-floor retail space and basement parking.

Permit filings indicate that five of the new apartments are to be set aside for rent as affordable housing at the extremely low-income level. A representative of the developer previously indicated that the project would utilize development incentives through the Transit Oriented Communities incentives program.

Scales Lab Architects is designing the project, which is depicted in a rendering as a contemporary podium-type building.

The project is the latest in a recent string of mixed-use developments along Pico Boulevard to either side of Fairfax, joining new developments from APPA Real Estate, Wiseman Residential, and Cityview.
