In Palms, wood framing is start to rise above the concrete podium at 3659 S. Motor Avenue, site of a new mixed-use apartment complex from prolific local developer Wiseman Residential.
The project, which replaced a Montessori school, will eventually consist of a seven-story building featuring 68 apartments atop podium parking and street-fronting retail space.
While Wiseman's project did not required a filing with the Planning Department, building permits nonetheless indicate that the project is being designed to comply with the Transit Oriented Communities guidelines, which permits projects that include affordable housing to exceed certain zoning limits in exchange for the provision of affordable housing. In the case of the Motor Avenue project, seven of the apartments are to be reserved as affordable housing at the extremely low-income level.
City records list the project's architect as Uriu & Associates, a firm which frequently works with Wiseman.
The project site sits across the street from a similar 62-unit apartment complex now rising at 3642 Motor, a short walk south of another mixed-use building now wrapping up work at 3570 Motor.
Wiseman, which is based in Sawtelle, develops infill apartment complexes across the City of Los Angeles.
