One block west of Venice High School, prolific Westside apartment builder Wiseman Residential has commenced work on yet another project.
The new development, approved by Los Angeles Planning officials in 2020, will rise from a property located at 1600 E. Venice Boulevard, where it replaces a handful of smaller buildings. Plans call for a new four-story building featuring 77 rental apartments above parking for 43 vehicles.
Wiseman entitled the site using Transit Oriented Communities incentives to exceed certain zoning restrictions placed on the property. In exchange for the development bonuses, seven of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
Robert James Taylor Architects is designing the 1600 Venice, which is depicted in a rendering as a contemporary low-rise structure clad in a mix of stucco and brick veneer. Plans also call for a rooftop amenity deck and a small central courtyard.
The new apartment complex follows a recent string of developments along Venice Boulevard between the Mar Vista and Venice communities, including new mixed-use and multifamily buildings completed by LaTerra Development near Centinela Avenue.
The project at 1600 Venice is one of two that Wiseman is now building in the Venice community. The other, a mixed-use structure with 50 apartments and ground-floor retail, is located at 1808 Lincoln Boulevard.
