Plans for new housing on the former site of Vista del Rey Church in Mar Vista have moved one step closer to reality, with approvals granted at the August 10 meeting of the Los Angeles City Planning Commission.
In November 2022, developer Robert Green submitted an application to the Department of City Planning to build housing on a roughly 30,000-square-foot property at 12124 W. Pacific Avenue, which sits one blocks south of Venice Boulevard. Proposed plans call for demolishing existing structures completed in the 1920s and 1960s, clearing the way for the construction of a new six-story building featuring 74 one-, two-, and three-bedroom apartments and parking for 122 vehicles.
The Commission hearing was held to approve Green's request for density bonus incentives, which permit a larger structure than would otherwise be allowed under zoning rules. In exchange, 11 of the new apartments are to be set aside for rent as very low-income affordable housing.
Mika Design Group and Robert James Taylor Architects headline the design team for 12124 Pacific, which is portrayed in renderings as a contemporary podium-type building with an E-shaped footprint. While no commercial space is planned, the property would place habitable common areas at the ground-floor facing Pacific. Additional open spaces would be provided through amenity decks at the rooftop and above the second floor.
The proposed apartment complex sits just south of a busy stretch of shops and restaurants along Venice Boulevard to the north, and a few blocks east of a pair of recently-completed projects from LaTerra Development which feature housing and ground-floor retail.
Green, in addition to the Mar Vista project, has also built a similar 74-unit complex in Palms through the company Frame.
