A year-and-a-half after breaking ground near the intersection of Olympic Boulevard and Western Avenue in Koreatown, wood framing is taking shape at the site of a new mixed-use residential development from Jamison Services, Inc.

The project, located from a corner lot fronting Olympic Boulevard at 988 S. Manhattan Place, will consist of a seven-story building containing 118 studio, one-, two-, and three-bedroom apartments above approximately 6,200 square feet of ground-floor commercial space and a 77-car garage.

Jamison entitled the site using Transit Oriented Communities incentives to permit greater height and reductions to required side-yard setbacks which would normally be required by zoning rules. In exchange, Jamison will be required to set aside 12 of the new apartments for rent by extremely low-income households.

MVE + Partners is designing 988 Manhattan, which is depicted in renderings as a contemporary podium-type building. The complex will have a U-shaped footprint above its second floor, creating space for a courtyard. Plans also call for a rooftop amenity deck.

The 988 Manhattan site was originally entitled as a slightly smaller 114-unit development by a different property owner using density bonus incentives. Jamison acquired the property for $11.5 million in 2020 and subsequently sought new approvals using the TOC guidelines.

Jamison, which is planning dozens of projects in Koreatown and other neighborhoods in Central Los Angeles, is also developing a high-rise complex across the street from the Wilshire/Normandie subway station.
