The Los Angeles City Planning Commission has voted to uphold the approval of a proposed mixed-use apartment complex near the intersection of Olympic Boulevard and Western Avenue in Koreatown, rejecting an appeal which sought to block the project's construction

The proposed development from Bando Dela Corp., called "The Bora," would rise from a site located at 3355 W. Olympic Boulevard. Plans approved earlier call for the construction of a seven-story building featuring 153 one-, two-, three-, and four-bedroom apartments above 4,800 square feet of ground-floor commercial space and a subterranean parking garage.

Project entitlements include Transit Oriented Communities incentives, which permit a larger structure than allowed by zoning rules. In exchange, 16 of the apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.

Andmore Partners is designing the building, which is portrayed in a rendering with a contemporary look. Planned amenities include a rooftop terrace, a podium deck, and recreation rooms.

Opposition to the Bora was lodged by the Supporters Alliance for Environmental Responsibility, or SAFER, which is affiliated LIUNA. In an appeal, the organization argued that the project should be subject to further environmental study alleging unspecified impacts to air quality and traffic congestion. A staff report recommended denial of the appeal, citing a lack of evidence to support its claims.

The Bora is Bando Dela Corp.'s second large mixed-use project in the Koreatown area, following a 252-unit apartment complex built a short distance east at Olympic and Hobart Boulevards.

The project site also sits just west of the intersection of Olympic and Manhattan Place, where Jamison Services is now building a similar mixed-use project which will feature 118 apartments above ground-floor commercial space.
