Two commercial buildings across the street from Cedars-Sinai Medical Center in Beverly Grove are set to make way for a mixed-use apartment complex, according to an application submitted this week to the Los Angeles Department of City Planning.
Peyman Banooni, a physician who is listed as the owner of the site at 8620 W. 3rd Street, is seeking city approvals to raze two structures to clear the way for a new five-story structure featuring 18 one-bedroom apartments with 8,544 square feet of medical offices.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, three of the new apartments would be set aside for rent as affordable housing at the very low-income level.
Aaron Brumer & Associates is designing the project, according to city records. Plans depict a contemporary low-rise structure.
The proposed development is one of a handful of new residential buildings in the works near Cedars-Sinai, joining a proposed 45-unit mixed-use complex which would rise a short distance west at 8550 3rd Street.
Cedars is also planning some construction of its own: a new patient tower at the intersection of Beverly and San Vicente Boulevards.
