A single-family home and a triplex in Pico-Union are slated to give way to new multifamily housing, per an application submitted earlier this month to the Los Angeles Department of City Planning.

The proposed project from Rex Developments of Irwindale, slated for two parcels at 1134-1138 S. Berendo Street, calls for the construction of a six-story edifice featuring 45 one-, two-, and three-bedroom apartments atop parking for 21 vehicles.

Requested entitlements include Transit Oriented Communities incentives, which permit a larger structure than would otherwise be allowed by zoning rules due to the site's location near high-frequency bus routes. In exchange, five of the apartments are to be set aside for rent as affordable housing at the extremely low-income level.

Renderings depict a contemporary podium-type building clad in masonry veneer. Plans show that the building would include a rooftop amenity deck for residents.

Other projects on the horizon for the surrounding area include a proposed 29-unit affordable housing complex around the block on 12th Street and a larger mixed-use development featuring 228 apartments above a Target store at the intersection of Olympic Boulevard and Vermont Avenue.
