With one multifamily residential development already prepped for construction next to the Arcadia Metro station, Trammell Crow Residential (TCR) is now gearing up to build a second.
A notice issued by the City of Arcadia reveals plans for the Alexan Arroyo, a proposed residential-retail complex which would rise from an amorphous three-acre property located next to the A Line right-of-way at 325 N. Santa Anita Avenue. Plans call for the construction of a new seven-to-eight-story building complex featuring 359 apartments - including nine live/work units - atop a three-level, 454-car parking garage.
The apartments would come in a mix of studio, one-, and two-bedroom layouts, ranging from 548 to 1,296 square feet in size. In exchange for density bonus incentives permitting a larger structure than otherwise allowed by zoning rules, 35 would be set aside for rent as very low-income affordable housing.
Studio One Eleven is designing the Alexan Arroyo, which is portrayed in renderings as a contemporary podium-type building. Plans call for more than 40,000 square feet of open space amenities, including multiple courtyards and rooftop decks, as well as a pool, community rooms, co-working space, and a fitness center.
"The project aims to celebrate the local ecosystems, namely drawing inspiration from the arroyos that flow throughout the watersheds across southern California," reads a design narrative. "The anatomy of a winding riverbed is the conceptual basis for how spaces are activated. Much like how the ever changing current of a river carves out shapes in the riparian landscape, various programmatic areas form. Passive seating areas, gathering nodes, and a unifying thread of circulation offer people a pleasant path of connection from one destination to another. Green buffers of tree canopy and plant foliage wrap spaces for respite and quiet nooks."
The project is currently in the environmental review stage, and will require the approval of density bonus incentives and other construction permits.
The development site sits roughly one block to the north of a property at 150 N. Santa Anita Avenue where TCR broke ground earlier this year on the Alexan Azalea, a 319-unit mixed-use development. TCR has also developed more than 400 homes at a site near another A Line station in Monrovia.
