A 1940s apartment building near the Westwood Recreation Center has made way for a larger multifamily residential development.
The project, which comes from Century City-based investor Brennen Hakimian, will rise from a corner lot located at 1402 S. Veteran Avenue, replacing six rental units. Plans approved by the City of Los Angeles call for the construction of a new six-story edifice featuring 23 one-, two-, four-, five-, and six-bedroom apartments atop a two-level, 21-car subterranean parking garage.
Project entitlements included Transit Oriented Communities development incentives, permitting a larger structure than allowed by zoning and other concessions from land use rules. In exchange, three of the apartments would be set aside as affordable housing at extremely low-income level.
Warren Techentin Architecture is designing 1402 Veteran, which is shown in plans with an exterior of smooth-finish stucco, concrete, and perforated metal screens. Planned open-space amenities include a rear patio and a rooftop deck.
Hakimian and Techentin are also working on an 18-unit apartment complex now under construction one block south, and have plans for a larger 47-unit complex on the opposite side of the street.
