After adding another property to the mix, a proposed multifamily residential development in Westwood is moving forward in expanded form.
Back in 2022, project applicant Brennan Hakimian filed plans with the City of Los Angeles seeking approvals to build a six-story, 26-unit apartment complex at 1505-1519 S. Veteran Avenue. The proposal relied on Transit Oriented Communities incentives to to permit a larger building than allowed by zoning, in exchange for setting aside four of the new apartments as deed-restricted affordable housing at the extremely low-income level.
That request has now been modified, per a noting from the Planning Department, to expand the project site to include an adjoining site at 1521-1523 S. Veteran Avenue. The larger building footprint would instead permit the construction of a larger six-story structure featuring a total of 47 apartments, as well as one accessory dwelling unit, atop parking for 65 vehicles. The new application has also shifted to providing five very low-income affordable units.
An updated renderings shows a similar look to the earlier, smaller project designed by Warren Techentin Architecture, which included a courtyard and rooftop amenity decks.
The project is the third in Westwood for Hakimian, following similar developments at 1402 Veteran Avenue and 10939 Ohio Avenue. Outside of Westwood, Hakimian is also working on a 50-unit mixed-use project on Pico Boulevard.
