With construction now in the home stretch, pre-leasing is underway for Vivo on Harbor, a new mixed-use development on the L.A. waterfront in San Pedro.

The project at 511 S. Harbor Boulevard, which is being developed by a joint venture between Trammell Crow Company subsidiary High Street Residential and Principal Asset Management, consists of a new eight-story building which will feature 137 studio, one-, and two-bedroom dwellings above a 1,500-square-foot ground-floor space that will be home to the second location of San Pedro bakery Colossus, founded by Kristin Colazas Rodriguez., which will offer Greek wines, some grocery items, and sourdough pizza.

A project website advertises floor plans ranging from 547 square feet to 1,079 square feet in size. Rents for market rate units start at $2,415 per month and range as high as $4,750 per month.

The project was approved with density bonus incentives, allowing for a larger structure than otherwise permitted by zoning rules. In exchange, 16 of the new apartments will be set aside as affordable housing at the very low-income level.

KFA Architecture is designing the podium-type building, with Duane Border Design serving as landscape architect. Plans show the completed building with a contemporary look and amenities such as a rooftop clubhouse, a terrace deck, co-working space, a courtyard, and a fitness center.

The project team also includes general contractor Snyder Langston and engineering firms DFDA and VCA.

Move-ins at Vivo are expected to begin in November.

Construction of Vivo follows a wave of public and private investments in San Pedro over the past few years, including the $36-million waterfront promenade, a new plaza in the works at Harbor and 6th Street, and a larger 375-unit apartment complex on Palos Verdes Street. Construction commenced last year for the West Harbor development, a sprawling project that will bring new shops, restaurants, and a 6,200-seat amphitheater to the former Ports O' Call property.
