A pair of small commercial buildings that most recently housed a coin laundry business in East Hollywood could be razed and redevelopment with affordable housing, per a recent application to the Los Angeles Department of City Planning.

Visionary Development Group, a company led by former professional basketball player Terry Harris, is seeking approvals for the construction of a new seven-story building at 4537-4345 W. Santa Monica Boulevard. The project would include 90 studio, one-, and two-bedroom apartments atop 836 square feet of ground-floor commercial space and no on-site parking.

The project, which was submitted for approvals via the pathway created by the Mayor's Executive Directive 1, would be reserved for rent entirely by low- and moderate-income households. That restriction makes the project eligible for density bonus incentives permitting a larger building than would normally be allowed by zoning rules.

Kevin Tsai Architecture is designing the mixed-use project, which is shown in a rendering as a contemporary low-rise structure with a pair of large rooftop amenity decks.

The project site is located to blocks to the east of Metro's Vermont/Santa Monica Station, which has spurred a handful of larger mixed-use and multifamily residential developments along Santa Monica Boulevard.

Visionary Development and Kevin Tsai Architecture are also working on a trio of similar affordable housing developments in the Echo Park neighborhood.
