A church located just south of 7th Street Westlake could make way for affordable housing, according to a new Executive Directive 1 application filed with the Department of City Planning.

The proposed development, slated for a site at 733 S. Burlington Avenue, comes from applicant Jong Tae Kim of 733 S. Burlington, LLC. Plans call for the for razing the existing improvements - built between the late 19th century and the 1930s - to clear the way for the construction of a new seven-story building featuring 79 studio and one-bedroom apartments without on-site parking.

Requested approvals include density bonus incentives (including increased density via AB 2334) to permit a larger structure than allowed by zoning rules. The project is eligible for incentives as all of the proposed apartments would be rented by low- and moderate-income households.

Kevin Tsai Architecture is designing the proposed building, which would be clad in smooth plaster and include a rooftop deck.

The project is one of two which Kim is planning with Kevin Tsai Architecture at this time, joining another affordable housing development site to rise north of MacArthur Park on 5th Street.
