After gradually scooping up roughly 100 acres of Warner Center real estate over the past few years, Los Angeles Rams owner Stan Kroenke is now lifting the veil on plans for a sprawling mixed-use project which would be centered on the teams new headquarters campus.

Rams Village at Warner Center, which could reportedly cost $10 billion to complete, includes site of the dead Promenade shopping mall at 6100 Topanga Canyon Boulevard and the neighboring Anthem Blue Cross site to the east at 6100 Owensmouth Avenue. The mall property already carries entitlements for a redevelopment including high-rise housing, offices, and other commercial uses, while much of the Anthem Blue Cross lot has already been turned into the team's new practice facility. The adjoining Village shopping mall, which is also owned by Kroenke, is not included in the project, but will have pedestrian connections to the new development.

The permanent headquarters of the Rams, a 350,000-square-foot facility to be located on the eastern site, will be the centerpiece of the project, taking advantage of existing grass fields. Plans also call for the construction of a 150,000-square-foot indoor practice field with capacity for up to 2,500 guests, replacing temporary buildings on the site. The existing Anthem Blue Cross building is to be retained as offices, according to the project website.

Next door to the Rams headquarters, Kroenke has announced plans for two indoor performance venues - one with 5,000 seats, and another with 2,500 seats. The two venues, along with the indoor practice field, take the place of a 10,000-seat arena approved as part of the mall redevelopment.

In total, roughly 3 million square feet of development is planned across 52 acres, including retail uses, and office space. A project website also indicates that the Village would features 3,000 total homes - including affordable, market-rate and work-live units.

Gensler is designing the mixed-use complex, which would incorporate four acres of publicly accessible open space, as required by the Warner Center 2035 Specific Plan, as well as 5.5 acres of additional public space. That total includes a central park space which would be located within the current footprint of the Promenade mall.

The proposal, which is to be formally submitted to the City of Los Angeles for review in the coming months, would be developed in phases over the course of several years.

The project would be the second transformative development pitched by Kroenke, and anchored by the Rams. Far south in Inglewood, the space that was once home to the Hollywood Park race track is being gradually redeveloped with housing, offices, and commercial uses surrounding SoFi Stadium, which is home to both the Rams and Chargers.
