In Gardena, a large industrial complex on Artesia Boulevard which housed a series of automobile repair businesses has been razed for redevelopment with housing.

Last year, Newport Beach developer the Picerne Group secured city approvals to redevelop the site, which sits midway between Normandie and Western Avenues at 1610 Artesia Boulevard. Plans call for the construction of a six-story building featuring 300 studio, one-, and two-bedroom apartments with parking for 507 vehicles located at-grade and in one subterranean level.

Project entitlements include density bonus incentives permitting a taller structure than allowed by zoning rules, among other concessions. In exchange, 17 of the new apartments would be set aside for rent as deed-restricted affordable housing.

TCA Architects is designing the contemporary podium-type  development, which will be centered on a large courtyard. Plans call for  amenities including swimming pools, a fitness center, a spa, a golf lounge, a business center, and a rooftop lounge.

The project is one of two large developments in the works at the southern side of Gardena, including a similar 333-unit complex recently approved to replace another industrial property along Normandie Avenue.

The proposed development is not the first for Picerne Group in L.A. County's South Bay. Three years ago, Picerne completed work on a 220-unit complex on Crenshaw Boulevard in Lomita.
