Jst north of the 10 Freeway in Downtown Santa Monica, framing is complete for a new mixed-use apartment complex from developer Tishman Speyer.

The project, located at 1650 Lincoln Boulevard, replaced a small commercial structure with a new five-story building which will feature 98 apartments above roughly 6,000 square feet of ground-floor commercial space and a three-level, 206-car parking garage.

Designed by KFA Architecture, the look of 1650 Lincoln has been previously described as having a "layered appearance," featuring a white plaster skin above dark, recessed rectilinear glazed bays. 

The building is designed to bring natural light into a visible courtyard, while making a single building seem like two, per a landing page on the website of general contractor Milender White.

Completion of 1650 Lincoln is now expected in early 2026.

The development sits along a bustling stretch of Lincoln Boulevard which has recently seen the construction of a half-dozen similar projects, including the two-phase Catherine development across the street and Related California's 710 Broadway.

The project is one of eight sites acquired by Tishman Speyer in early 2022, when it paid $150 million to acquire a portfolio of developments from WS Communities. Two other projects at 1430 Lincoln Boulevard, 501 Broadway, and 711 Colorado Avenue are already under construction.
