A 1950s fourplex in Sawtelle is slated to give way to a larger multifamily residential development, according to an application submitted yesterday to the Los Angeles Department of City Planning.

The project from Terra Capital, which would rise from a site at 7,500-square-foot site at 2478 S. Purdue Avenue, calls for the construction of a new eight-story edifice featuring 54 studio, one-, and three-bedroom apartments without on-site parking.

In exchange for development bonuses through the citywide housing incentives, plans call for 11 of the new apartments to be set aside for rent by extremely low-income households.

The project is located a short walk south from a currently under-construction five-story, 27-unit apartment complex which was entitled using the Transit Oriented Communities incentives.

Terra Capital and Kevin Tsai Architecture are working on several other projects located within the City of Los Angeles, including a proposed mix-use complex on a long-vacant site at 4135 Wilshire Boulevard near Hancock Park.
