A stretch of commercial buildings next to the Los Angeles River in Studio City is set for redevelopment with a mixed-use residential complex, according to an application submitted to the Department of City Planning.

The project, which is being developed by Genton Property Group, RC Development, and Torino Companies, is slated for a site at 12555 Ventura Boulevard. Dubbed Riverwalk at Studio City, the complex would consist of two-to-seven-story structures containing 814 apartments, approximately 76,000 square feet of commercial space, and parking for more than 800 vehicles on four subterranean levels.

Requested approvals include density bonus incentives to permit larger structures than would otherwise be allowed by zoning rules. In exchange, a 46 of the project's apartments are to be set aside for rent as affordable housing at the very low-income level.

MVE + Partners is designing the apartment complex, while AO is serving as retail design consultant. According to a narrative released by MVE, the site's sloping topography toward the adjacent river, as well as requirements to provide a mid-block crossing and step backs from waterway, provided challenges to the design effort.

Residential buildings oriented toward the river, with layouts of planned courtyards intended to maximize views of the channel. Toward the southeast corner of the site at Ventura and Whitsett Avenue, plans call for a public plaza, commercial uses, and landscaped open space. A central landscaped pedestrian path cuts through the center of the property, connecting Ventura Boulevard with the river.

The proposed project sits along a stretch of Ventura Boulevard which could be transformed by development in the years to come. To the west at Coldwater Canyon Avenue, the Sportsmen's Lodge is to be redeveloped with a mixed-use residential complex with 520 homes. Likewise, a smaller residential-retail complex is slated to replace a stretch of commercial buildings directly across the street from the Riverwalk site.

Genton Property Group, in addition to its Riverwalk project, previously developed a Four Seasons-branded condominium complex in Beverly Grove, and is slated to build a rental development with commercial space at the former site of the San Pedro Courthouse.
