A medical office building near the Del Amo Fashion Center is set to make way for a mixed-use residential development, according to a notice recently published by the City of Torrance.
The project, which would rise at 3475 Torrance Boulevard, is being developed by James Suhr & Associates. Approved in mid-2025, plans call for the construction of a six-story edifice featuring 106 residential units on its upper floors and 12,226 square feet of medical offices at street level. Plans also call for a semi-subterranean parking garage.
Renderings of the project depict a contemporary design with stacked, offset masses and a courtyard which sits above a podium level. Pleskow Architects is designing the project.
Torrance officials have approved density bonus incentives to authorize the scale of the project. In exchange, 16 of the new apartments are to be set aside for very low- and moderate-income renters.
Construction is projected to occur over a roughly two year period.
The project is the latest in a recent series of residential developments in the works near the Del Amo mall, including a larger project with 260 homes from Lennar and an approved plan for 449 apartments on the opposite side of Torrance Boulevard.
