Nine months since our last update, the finished touches are being applied to a new mixed-use development from Tishman Speyer in Downtown Santa Monica.
The project, located at 501 Broadway, consists of an eight-story building featuring 89 apartments above ground-floor commercial space and subterranean parking for 71 vehicles.
A leasing website for the property advertises monthly rents for market rate units ranging from $3,255 to $6,641 per month. Likewise, the property includes 18 deed-restricted affordable units priced for renters earning between 30 and 100 percent of the area median income level. Those range from as low as $595 per month for one-bedroom units to up to $2,707 per month for renters at the higher end of that income bracket.
KFA Architecture served as architect of record for the project, taking over from the entitlement design by Michael W. Folonis Architects. The contemporary podium-type building includes a rooftop amenity deck.
The project is one of four recent Tishman Speyer developments in Downtown Santa Monica, joining other projects at 1430 Lincoln Boulevard, 1650 Lincoln Boulevard, and 711 Colorado Avenue.
The development site also sits directly across Broadway from The Park Santa Monica, a larger mixed-use complex which has recently seen financial troubles.
