A presentation to the Santa Monica Architectural Review Board reveals updated renderings for a proposed mixed-use project that would replace an office building just north of Santa Monica Airport.
The proposal from landowner Ocean Park Boulevard LTD, LP, 3205 Ocean Park Boulevard, would replace a two-story office building dating to the 1970s. Plans call for the construction of a new seven-story building featuring 102 studio, one-, and two-bedroom apartments above approximately 3,850 square feet of ground-floor commercial space and a 120-car garage.
Plans indicate that 16 of the apartments would be set aside for rent by moderate-, low-, and very low-income households in exchange for density bonus incentives - including AB 1287's stackable density bonus.
JZA Architecture is designing the contemporary podium-type building, which would include two courtyards and a rooftop deck, among other common spaces.
"The building design is organized as a series of interlocking contemporary volumes using contrasting color and material with a mix of recessed and projecting balconies and projecting horizontal elements with a strong two-story base," reads analysis included in a staff report to the Board, which recommended approval of the project.
The proposed project would sit just north of Santa Monica Airport, which is poised for a transformation into park space after it ceases operations in 2028. In anticipation of that event, several developers have looked to bring similar projects to nearby sites, including BXP and Trammell Crow Company.
