Nine months after our last updated in Westlake, the wrapping is off for a new affordable housing complex from non-profit developer Abode Communities.
Named for the project's location at 714-760 S. Grand View Street, the Grandview Apartments replaced 18 duplexes with a new six-story building that will feature 100 studio, one-, and two-bedroom apartments above a 25-car garage.
Per a city staff report, the apartments will cater to renters at the low- and extremely low-income levels. Roughly half of the residential units will serve as permanent supportive housing.
Abode also designed the contemporary podium-type building, which includes two courtyards and two roof decks, according to plans approved by the City of Los Angeles.
At the time of an August 2023 staff report from the Housing Department, the project's price tag was estimated at $84 million. Staff pointed to factors including increased construction costs relative to when the project began the entitlement process, delays in the approval and environmental review processes, and required payments for tenant relocation in justifying the overall price tag.
Abode is developing several affordable housing projects within Los Angeles County at the moment, including new developments in Hawthorne and Mid-Wilshire.
The site sits just south of MacArthur Park, where work is slated to begin later this year on a $40-million stormwater capture project that will add a new decorative water feature to the park.
