A pending presentation to the Westwood Design Review Board offers a look at an updated design for a proposed mid-rise housing complex near the UCLA campus.
The project from Chatsworth-based development firm Uncommon, slated to replace two existing rental properties located at 11027-11045 W. Strathmore Drive. Plans call for the new construction of a 12-story building featuring 88 one-, two-, and three-bedroom apartments with parking for 43 vehicles.
When filed with the City of Los Angeles for entitlements last year, the project was to make use the density bonus incentives created by AB 2334 and AB 1287, including the "stackable" density bonus where greater development rights are granted to applicants to provide a 15 percent set-aside of moderate-income housing in addition to any other required affordable units.
JZA Architecture and Works Architecture, two firms which have worked with Uncommon on numerous prior projects, headline the design team. Plans show the new building would rise approximately 168 feet in height and incorporate multiple terrace amenity decks for residents.
The project is one of two larger-scaled development proposed by private developers for sites near UCLA, joining Landmark Properties' plans for a similar 12-story structure on Landfair Avenue. The university itself has plans for a high-rise dormitory building along Levering Avenue.
