SPF:architects has unveiled new plans for a modular housing complex steps from Metro's Hollywood/Western Station.

Slated for a vacant lot at 5600 Hollywood Boulevard, the more than 230,000-square-foot development would consist of twin seven-story buildings featuring 168 residential units. Proposed entitlements would include development bonuses through the Citywide Housing Incentive Program. In exchange, 20 apartments would be set aside as affordable housing.

Per a narrative released by SPF, the use of prefabricated modules will allow for cost savings of approximately 50 percent relative to standard construction. Likewise, the use of modular construction is expected to shave the construction timeline for the project by approximately six months.

Attempts to redevelop the 5600 Hollywood Boulevard site date to 2014, when a prior landowner had sought to build a hotel on the site. After that proposal failed to receive approval was rejected by the Central Area Planning Commission, the site would come under the ownership of Bow West Capital, which sought to build an 18-story high-rise on the lot, and eventually received approvals for a smaller 14 story building in 2022.
