After more than a decade of quiet, plans to build housing on a commercial site just south of the 10 Freeway in University Park have suddenly reemerged.
The project from Anastasi Development Company, which would rise from a corner site at 902 W. Washington Boulevard, was last seen in 2013, when plans had called for the construction of 134 condominiums. The proposal was to include a six-story structure fronting Washington, with smaller three-story townhomes lining Oak Street to the south.
A revised application filed with the Planning Department slightly dials down the density, with the proposal now calling for roughly 120 total residential units. That would include a 93-unit multifamily building containing one- and two-bedroom homes ranging from 720 to 1,143 square feet in size, including 11 very low-income affordable units and a 167-car garage. In addition, 30 three-bedroom townhomes are proposed along Oak Street and 20th Street to the south. As was the case with the prior application, Anastasi intends to build the project as condominiums, according to a filing included with the new project.
Architect Randy Morris, who has previously worked with Anastasi on a condominium project in Downtown Long Beach, is designing the Oak Village Development. Plans call for a five-story building incorporated historic elements of the Italianate style along Washington, with townhomes incorporating elements of the Queen Anne, Foursquare, Craftsman, and Colonial Revival styles to match the look of nearby homes. The new homes would include a rooftop deck, a central courtyard, and a recreation room.
Other recent projects from Anastasi include a collection of townhomes along Prairie Avenue in Torrance.
The University Park site is located a short walk west from the site of the 1920s Pierce Brothers mortuary, which was recently incorporated into a new affordable housing complex.
