A single-story structure near the USC campus which previously housed a daycare facility is up for redevelopment with housing, according to plans presented to the North University Park Design Review Board.
The proposed project, submitted to the City of Los Angeles for review in April 2023, would rise from a site at 2620 S. Monmouth Avenue - just southwest of the intersection of Hoover Street and Adams Boulevard. Project applicant Paras Bhakta has proposed the construction of a new three-story building featuring 10 apartments above parking for 37 vehicles. All of the apartments would have three bedrooms in multi-level, three-bedroom floor plans.
Culver City-based Colega Architects is designing 2620 Monmouth, which is shown in renderings with an exterior of brick veneer, precast concrete, and stucco. Plans call for amenities such as a gym on the ground floor.
The proposed development is one of two slated for properties flanking the Divine Providence Convent at Adams and Hoover, including a neighboring project which would bring two duplexes to 2632 Monmouth Avenue.
The project site is located one block east of the Casa de Rosas campus, a 19th century landmark which was recently converted into supportive housing, and one block south of the 46-unit Element apartments at 2595 S. Hoover street.
