A large, vacant lot on the western edge of Koreatown is poised for redevelopment with a mixed-use apartment complex, according to an application submitted last week to the Los Angeles Department of City Planning.
Los Angeles-based Skya Ventures, the applicant behind the proposed development at 1102-1128 S. Crenshaw Boulevard, is seeking city approvals for the new construction of a series of eight-story buildings featuring 194 apartments - including six live/work units - atop 3,527 square feet of ground-floor commercial space and parking for 160 vehicles.
Requested approvals include density bonus incentives to allow for a larger development than would normally be allowed by zoning rules. In exchange, 23 of the new studio, one-, two-, and three-bedroom dwellings would be reserved for rent by eligible very low-income households.
KFA Architecture is designing the project, called Skya Crenshaw, which is portrayed in a rendering as a trio of contemporary podium-type buildings clad in cement plaster and brick. Plans show amenity decks carved into the second, third, and roof levels of the building, as well as a pair of courtyards fronting Crenshaw Boulevard the ground floor.
The choice to build three separate buildings, connected by pedestrian bridges on upper floors, was a necessity due to large storm drain easements which cut through the site. The prior owner of the land had entitled the property for the construction of 38 single-family homes via the small lot subdivision ordinance.
The proposed apartment complex is the third in a recent string of mixed-income developments planned for the stretch of Crenshaw just south of Olympic Boulevard. Across the street, Jamison Services, has plans for two buildings which would feature more than 150 apartments when combined.
Skya, which acquired the Crenshaw Boulevard site in 2022 for $12 million according to city records, has previously developed new housing in Highland Park and East Hollywood.
