A 1940s duplex in Mar Vista is slated to give way to an apartment building, per a recent application to the Los Angeles Department of City Planning.

The proposed project from developer Rick Dreyfus, slated for a property at 12761 W. Caswell Avenue, would consist of a six-story, approximately 19,000-square-foot building featuring 16 one- and three-bedroom apartments above parking for 20 vehicles.

Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, two of the apartments are to be set aside for rent as very low-income affordable housing.

Mika Design Group is designing 12761 Caswell, which is portrayed in renderings as a contemporary podium-type building with a rooftop amenity deck.

The proposed development would rise one block to the north of a similar 19-unit apartment building slated for a site along Mitchell Avenue.

Dreyfus is also developing similar projects on Manchester Avenue in Westchester and Barrington Avenue in Sawtelle.
