A shuttered commercial building in West Los Angeles is slated to give way to the latest affordable housing development from SCAH-LA, per a recent application to the Los Angeles Department of City Planning.

Slated for a property at 10806 W. Santa Monica Boulevard, the proposed development calls for razing an existing two-story structure to clear the way for the construction of a new eight-story edifice featuring 279 studio and one-bedroom apartments with parking for 23 vehicles.

In addition to streamlined approvals using Executive Directive 1, the project would also utilize density bonus incentives to permit a larger building than otherwise allowed by zoning rules. Save for a mandatory manager's unit, all of the proposed apartments are to be leased by moderate-, low-, and very low-income households.

Metropolis Architecture is designing the project, which is shown in plans as a contemporary podium-type building wrapping a central courtyard.

SCAH, which is short for "Southern California Affordable Housing" is attached to numerous proposals for large, income-restricted apartment buildings utilizing ED1 streamlining - largely on the Westside. The company has proposed similar buildings in Westwood and along the Sepulveda corridor in Westchester.
