The City of Pomona has signed off on a proposal which would replace a strip mall with multifamily housing.

The project, proposed by two entities affiliated with Optimus Properties of Century City, would rise from a 5.5-acre site located at 3101 N. Garey Avenue. Plans call for the construction of two four-story buildings featuring a combined 289 residential units atop parking for 409 vehicles.

City approvals include density bonus incentives, granting waivers from certain development rules in exchange for the provision of on-site affordable housing. As a condition of approval, Optimus Properties would reserve 29 of the apartments for rent by very low- and moderate-income households.

AC Martin is designing 3101 Garey, with Urban Arena serving as landscape architect and Kimley Horn and civil engineer. Renderings portray a contemporary design with a long strip of privately-owned open space lining the Garey Street frontage of the property. Plans also show courtyard sand amenity decks located on the upper levels of the buildings.

The project site is located just over one mile from the Pomona North Metrolink station, which will become the temporary northern terminus of Metro's A Line when completed next year. The State of California recently released funding for another extension of the light rail line, which will push service an additional 3.2 miles east into San Bernardino County.

Optimus Properties, in addition to their new project in Pomona, received approvals to build more than 250 homes and commercial uses on a site in Pico-Rivera.
