Just north of Beverly Boulevard in Historic Filipinotown, an early 20th century home is poised to make way for new apartments.
This month, an entity affiliated with South Park Group submitted an application to the Department of City Planning seeking approvals for the construction of a new five-story building at 130 N. Park View Street. The project, which would span two parcels of land, calls for a total of 32 one- and two-bedroom apartments above parking for 30 vehicles.
Requested entitlements for the project include Transit Oriented Communities incentives, which would permit a larger structure than normally allowed by zoning rules. In exchange, three of the new apartments are to be set aside for rent as deed-restricted extremely low-income affordable housing for a period of 55 years.
Plus Architects is designing 130 N. Park View street, which is depicted in renderings as a contemporary podium-type building, distinguished by a sloping canopy above a rooftop deck.
South Park Group and Plus Architects frequently work on projects in Southern California, including similar apartment buildings in West Hollywood and Long Beach.
