Its groundbreaking may have been held way back in February 2023, but it appears that work is finally getting underway for a mixed-income housing complex from Alliant Strategic Development.
General contractor Milender White announced that it has started building Ardent on Van Nuys, which will rise from an L-shaped property at 7050 Van Nuys Boulevard. Plans call for 332 apartments atop 4,105 square feet of ground-floor commercial space and parking for 180 vehicles.
In exchange for Transit Oriented Communities development incentives, permitting additional height and reductions to open space and parking, Alliant Strategic will be required to set aside 37 of the apartments as deed-restricted affordable housing at the extremely low-income level. Additionally, the remaining apartments are to be reserved for households earning up to 90 percent of the area median income level.
AC Martin is designing the project, which will have frontage on both Van Nuys Boulevard and Vose Street. Renderings depict a contemporary podium-type building clad in painted stucco. Planned amenities include three courtyards and two rooftop decks.
The project is the largest of four developments from Alliant Strategic in the San Fernando Valley which will provide a combination of workforce and extremely low-income housing.
