In 2022, Kilroy Realty hit "pause" on a proposed office complex near Bergamot Station in Santa Monica, citing unprecedented high construction costs. Two years full of bad news for the Los Angeles office market later, it seems that the project may go in a different direction.
In September, developer Holland Partner Group submitted an application to the City of Santa Monica seeking approvals to redevelop the site at 1633 26th Street with a mixed-use residential building. Plans call for razing the existing three-story structure and surface parking lot, clearing the way for the construction of an eight-story building featuring 370 studio, one-, two-, and three-bedroom apartments with 2,400 square feet of ground-floor commercial space and a two-level, 527-car subterranean parking garage.
According to the project application, the proposed development would utilize density bonus incentives to achieve its proposed building envelope. In exchange, 37 apartments would be set aside for rent as a mix of moderate-, low-, and very low-income housing.
AC Martin is designing 1633 26th Street, which is shown in plans with a U-shaped footprint wrapping around a central courtyard.
City records indicate that Kilroy Realty still owns the project site, but has authorized Holland Partner Group to pursue redevelopment.
While the surrounding blocks in Santa Monica have largely been dominated by large office buildings - notably the massive Water Garden complex across 26th Street - there are signs of residential development to come. Recent applications to the city would see four high-rise buildings bring more than 1,500 homes to a property located a few blocks to the east at 3030 Nebraska Avenue.
