Texas-based developer JPI is rolling out plans for yet another Southern California apartment complex.

The company's latest project, approved recently by the City of Lakewood, would rise from a nearly five-acre property at 3200 E. Carson Street, replacing a 1980s office building. Plans call for the construction of a five-story structure including 388 residential units. The total size of the development is more than 630,000 square feet, inclusive of both residential units, amenity spaces, and a parking structure.

City records indicate that AO is designing the project.

The property was reportedly sold by AARP in December 2025.

JPI has recently announced plans for similar residential developments in Gardena, and is now building housing in West Carson and Downtown Long Beach.
