Texas-based developer JPI is doubling down on South Bay apartments in Los Angeles.

This week, the company announced that it has closed on a 2.14-acre site at 16911 S. Normandie Avenue in Gardena, where City officials have approved the redevelopment of a shuttered industrial building with housing. The $125-million project is to consist of a five-story building featuring 257 apartments.

Plans approved last year call for a blend of studio, one-, and two-bedroom apartments, with seven earmarked for moderate-income renters, and parking for 416 vehicles.

"This is one of the region's strongest employment bases, yet new apartment supply has barely kept pace over the last thirty years," said JPI senior vice president Seth Dorros in a news release, which pointed to job growth prompted by the aerospace and defense industries. "Normandie Apartments is our answer to that gap, bringing quality, well-located housing to a market that's been waiting for it for a long time."

Construction is set to commence in September and be completed by March 2029.

JPI, in addition to the new Gardena project, is also developing a larger 525-unit development in the unincorporated community of West Carson, not far from Harbor-UCLA Medical Center.

The Normandie Apartments were approved as part of a larger project from Saiko Investment Corporation and NextGen Apartments which also calls for the construction of 75 townhomes on abutting site. The townhomes are not being delivered by JPI.

The project is among a handful of large multifamily developments in the works for Gardena, following the recent completion of the 264-unit Apollo development on Crenshaw Boulevard. Smaller infill projects have also been built nearby, including a single room occupancy-style apartment building directly north of JPI's site along Normandie.
