A vacant lot located just south of Sunset Boulevard in Hollywood is slated for redevelopment with a mixed-use apartment complex, according to an application submitted last week to the Los Angeles Department of City Planning.

The proposed development, slated for a property at 1445 N. Las Palmas Avenue, was formerly the site of the Hollywood Playhouse theater, a long-vacant structure which burned to the ground in 2022. Two years later, an entity affiliated with Los Angeles-based And Asset Management is seeking to now entitle the site for the new construction of a seven-story building featuring 60 studio, and one-bedroom apartments above approximately 500 square feet of ground-floor commercial space and a 26-car garage.

Requested entitlements include Transit Oriented Communities incentives, which would permit a larger structure than otherwise allowed on the site. In exchange, nine of the new apartments would be set aside for rent as very low-income affordable housing.

Urban Design Specialists is designing 1445 Las Palmas, which is depicted in plans as a contemporary podium-type building capped by a 6,000-square-foot rooftop deck.

The project site is located a short walk from the intersection of Sunset and Highland Avenue, which has recently seen proposals for several larger mixed-use projects.

A 13-story office and entertainment complex from CMNTY Culture is poised for a site at the northeast corner of the intersection, while a 42-story residential tower is proposed for the southwest corner. Likewise, multiple blocks along the north side of Sunset are slated to be redeveloped as part of Harridge Development Group's high-rise Crossroads Hollywood project.
