A pair of single-family homes just north of the Los Angeles River in Studio City could make way for affordable housing, per a new application submitted to the Planning Department.

Ryan Sassounian of Aqua Vista Builders, LLC, listed as the applicant behind the proposed development at 11031-11035 W. Aqua Vista Street, is seeking approvals through the  Mayor's Executive Directive 1 for the construction of a new five-story building featuring 89 studio, one-, and two-bedroom apartments without on-site parking.

The apartments would be set aside for rent by low- and moderate-income households, making the project eligible for density bonus incentives.

Kevin Tsai Architecture is designing the proposed development, which is portrayed in a rendering as a contemporary podium-type building.

While new affordable housing is an uncommon sight in Studio City, the proposal on Aqua Vista is not the neighborhood's first ED1 application. Last year, approvals were granted to a proposed 51-unit affordable housing development at 12750 W. Moorpark Street.
