New plans unearthed via ATC showcase a proposed Executive Directive 1 affordable housing complex in Sun Valley.
The proposed project from A Community of Friends, slated for a property at 10974 Ratner Street, would abut the Casa del Sol apartments, which ACOF completed in 2020. Plans call for the redevelopment of what is now surface parking with a new four-story, approximately 100,000-square-foot building containing 96 studio, one-, two-, and three-bedroom apartments and parking for 66 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than allowed by zoning rules.
AC Martin is designing the project, currently named for its address, which is portrayed in plans as a contemporary low-rise structure similar to the neighboring Casa del Sol. Plans show a recreation room and offices for service providers at street level, as well as more open space at the rooftop.
The site is located one block to the east of a vacant market where a similar affordable housing complex from WPH Holdings, LLC is also in the works.
ACOF, in addition to its new Sun Valley project, is currently building affordable housing at sites in Hutington Park and Boyle Heights.
