Small residential buildings north of Stoner Park in Sawtelle are slated to give way to new Executive Directive 1 affordable housing, according to a new application to the Los Angeles Department of City Planning.

The project from Los Angeles-based developer Passo, slated for a property at 1747 Stoner Avenue, would replace an existing duplex and single-family home with a new six-story edifice featuring 73 studio and one-bedroom apartments without on-site parking.

Requested approvals include density bonus incentives to permit a larger structure than allowed by zoning rules. As a fully affordable development restricted to low- and moderate-income households, the project is eligible for the incentives.

Aero Collective is designing the building, which is portrayed in a rendering as a contemporary low-rise structure.

The site is located two blocks south of Santa Monica Boulevard, which has recently seen the completion of multiple mixed-income developments on sites near the street's intersection with Barrington Avenue.
