Commercial buildings on a corner lot in Atwater Village are slated to give way to affordable housing using the Mayor's Executive Directive 1, according to a new application unearthed via ATC.
The project from JTFO Holdings, LLC, slated for a property at 2707 N. Fletcher Drive, calls for the construction of a new six-story edifice featuring 92 studio and one-bedroom apartments with parking for 21 vehicles.
As an affordable housing development, the project is eligible for density bonus incentives permitting a larger structure than allowed by zoning rules.
Sammie Tabrizi is designing the proposed project, which is depicted in plans as a contemporary podium-type building.
The project site is located just east of the Los Angeles River, and north across the 2 Freeway from the site of the Wylden apartments, an under-construction 370-unit development from Fairfield Residential.
