A bakery and cafe just east of Laurel Canyon Boulevard in North Hollywood could be razed and redeveloped with affordable housing, according to a new application to the City of Los Angeles.

The proposed development, submitted via Executive Directive 1 for a site at 12001 W. Victory Boulevard, calls for the new construction of an eight-story, 98-foot-tall building featuring 298 studio, one-, and two-bedroom apartmetns atop 8,256 square feet of ground-floor commercial space and a 118-car garage.
According to plans, the project would include a mix of moderate- and low-income affordable housing. As a 100 percent affordable development, the project is eligible for density bonus incentives permitting more floor area and smaller setbacks than would otherwise be required by zoning rules.
Sam Aslanian is designing the contemporary podium-type structure, according to the application. Floor plans show multiple courtyards located within the building.

The project site is located roughly a quarter-mile to the north of the 25-acre NoHo West complex, a former shopping mall that has been transformed into a mix of housing and other commercial uses.
