Wood framing has reached its peak for a new Executive Directive 1 affordable housing project just south of Expo/Bundy Station in Sawtelle.

The project from HVN Development, located at 2245 S. Amherst Avenue, replaced a single-family with a new four-story building featuring 38 one-bedroom apartments.

To qualify for Executive Directive 1 streamlining, as well as density bonus incentives, the project is required to be fully affordable housing. As such, the apartments are to be set aside for low- and moderate-income households.

Stockton Architects, which works with HVN Development on most of its projects, is designing the contemporary low-rise structure.

Completion of 2245 Amherst anticipated in early 2026, according to the HVN website. The project is set to be followed by several other ED1 developments on neighboring parcels to the north.

The project site sits across Amherst Avenue from a large development site where Carmel Partners is now building more than 600 apartments.
