Below street level at the intersection of 5th Street and Broadway and Santa Monica, work is underway for another mixed-use apartment complex from Tishman Speyer.

The project, at 501 Broadway, originally entitled by WS Communities is replacing a commercial building with a new eight-story building that will feature 89 apartments above ground-floor commercial space and subterranean parking for 71 vehicles.

According to the website of general contractor Milender White, 18 of the new apartments are to be set aside for rent as deed-restricted affordable housing for renters earning between 30 and 100 percent of the area median income level.

While Michael W. Folonis Architects handled the entitlement design for 501 Broadway, the Milender White website indicates that KFA Architecture has taken the reins.  The contemporary low-rise structure is slated to feature a rooftop deck, among other amenities.

The new apartments complex is one of eight Downtown Santa Monica developments, accounting for more than 600 residential units, which Tishman Speyer acquired from WS Communities in early 2022. Three other projects are also under construction: 1430 Lincoln Boulevard, 1650 Lincoln Boulevard, and 711 Colorado Avenue.
