A vacant lot located one block south of Melrose Avenue in Larchmont could be developed with multifamily housing, according to an application submitted in late 2022 to the L.A. Department of City Planning.
Alder Holdings, LLC, which owns the nearly 11,000-square-foot property at 600 N. Gramercy Place, is seeking approvals to build a new five-story apartment building featuring 23 residential units above subterranean parking for 17 vehicles.
Requested entitlements include Transit Oriented Communities development incentives, allowing for a larger, denser development than otherwise permitted by zoning rules. In exchange, three of the new apartments would be set aside for rent as affordable housing at the very low-income level.
Architect Jamie Matz is designing the project, which is named the Clinton at Gramercy for its cross streets. Renderings depict a contemporary podium-type building, capped by a large rooftop amenity deck.
The proposed project sits near the northwest corner of the Larchmont community, which has recently seen the construction of similar multifamily developments on nearby sites. One block northwest on Wilton Place, a 34-unit apartment building recently replaced two single-family homes. A short walk to the west on Clinton Street, a larger 88-unit complex built by Frost/Chaddock opened in 2020.
