New housing is coming to a shopping center Aliso Viejo, developer AvalonBay Communities announced this week.
The proposed development, planned for a 4.4-acre site at The Commons at Aliso Viejo Town Center, calls for the construction of a new wrap-style apartment complex featuring 362 studio, one-, two-, and three-bedroom dwellings surrounding parking for 543 vehicles.
Per a project website, Avalon Aliso Viejo would set aside 10 percent of the total apartments as affordable housing, while also providing approximately 5,700 square feet of retail space, pathways, and landscaping.
TCA Architects and C2 Collaborative are designing the apartment complex, which is portrayed in a rendering as a contemporary look.
The project, described as the first major real estate development seen in Aliso Viejo in nearly a decade, will rise as ValueRock, which owns the adjoining shopping complex, is working on a revamp which will add new shops and restaurants to an existing 99 Ranch Market and a Tesla sales center. That revamp is on pace for completion in early 2024.
AvalonBay is active in several locations across Southern California, notably in the form of proposed developments which would bring new housing and commercial uses to publicly-owned sites in West Los Angeles and Tustin.
