At its August 14 meeting, the Los Angeles City Planning Commission approved a proposal from Beverly Hills-based Lazer Properties to construction a mixed-use apartment complex on a vacant lot across the street from Barnsdall Park in Los Feliz.

The project site, a 28,000-square-foot lot located at 4675-4773 Hollywood Boulevard, is now approved for the construction of a six-story building featuring 86 studio, one-, and two-bedroom apartments above roughly 2,600 square feet of ground-floor retail space and a 93-car garage.

The Planning Commission granted approval for density bonus incentives and waivers of development incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, nine of the new apartments would be set aside for rent as very low-income affordable housing.

KFA Architecture is designing the contemporary podium-type building, which would include amenities such as a spa deck on its second floor and a rooftop terrace overlooking Hollywood Boulevard.

This is not the first time someone has attempted to build at 4773 Hollywood. The past owner of the site - which sold the property for $8.5 million - had sought to build a small lot subdivision on the land.

Lazer Properties, the developer, is also working multiple projects in its hometown of Beverly Hills and a proposed 50-unit apartment complex in Silver Lake.
