An empty lot located across the street from Barnsdall Park in Los Feliz could see the construction of a new mixed-use apartment building, per an application submitted last week to the Los Angeles Department of City Planning.

Lazer Properties, a Beverly Hills-based real estate development firm, is seeking entitlements for a roughly 28,000-square-foot site located at 4675-4773 Hollywood Boulevard, which it acquired for $8.5 million in March 2023. Proposed plans call for the construction of a new six-story building which would feature 86 studio, one-, and two-bedroom apartments above roughly 2,600 square feet of ground-floor retail space and a 93-car garage.

Requested approvals include density bonus incentives and waivers of development incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, nine of the new apartments would be set aside for rent as very low-income affordable housing.

KFA Architecture is designing 4773 Hollywood, which is portrayed in renderings as a contemporary podium-type building with a spa deck on its second floor and a rooftop terrace overlooking Hollywood Boulevard to the south.

The project follows two similar mixed-use buildings completed recently across the street by LaTerra Development. Those developments, called The Louise, contain a combined total of nearly 250 apartments and retail space. The past owner of the 4773 Hollywood site had also sought to get into the mix with plans for a small lot subdivision on the property.

Lazer Properties, the developer, is also working on a senior housing complex in its hometown of Beverly Hills and a proposed 50-unit apartment complex in Silver Lake.
